North of the entertainment core, the island settles down: condo towers and beach houses spaced along Gulf Boulevard, dunes between you and the water, and sand that gets emptier the further up you go. This is where the families and the repeat visitors stay, and it holds the island's core asset — gulf water that runs genuinely blue-green, the clearest on the Texas coast, because the currents down here run different than the upper coast's.
The rental stock splits between gulf-front condo towers with pools and standalone houses a row or two back. The towers are the easy button — elevator, boardwalk, sand. The houses buy privacy, full kitchens, and space for a crew, usually with beach access paths at the end of the street.
Being north means the loud stuff is elsewhere. The spring-break bars, the busiest venues, and the densest crowds concentrate at the island's south end — up here, evenings default to the deck and the sound of surf. Dinner in town is a ten-to-fifteen-minute drive south, and the drive is the whole traffic report most of the year.
The far north end runs out of development entirely at the county beach access points and open dunes — a wilder stretch of sand within minutes of your rental. It's the closest thing to a private beach the Texas coast offers without a boat.
Local Intel
Drive to the very end of the paved road at the island's north tip and walk in — the crowd thins to nearly nothing within a quarter mile, and on weekday mornings you'll have Texas's clearest water essentially to yourself. Bring shade; there's none.
Skip
Skip the north end if the group wants to walk to bars and live music — that's the south end's product, and cabbing back and forth all week gets old. Pick your end honestly and the island delivers either way.
