The Riverwalk core is condo-and-loft country — high-rise units and converted buildings where the pitch is elevator-to-everything: the river level, the Alamo, Hemisfair and the Tower of the Americas, all on foot. For a short first trip with a packed itinerary, that convenience is real and worth paying for.

Be honest with yourself about what the tourist core is. The river-level stretch between the big hotels is beautiful and genuinely crowded most of the year — mariachi boats, conference badges, spring-break waves. If you want the postcard, this is the postcard. If you want a neighborhood, look south to King William.

Do the parking math before you book. Many downtown condo listings come with no parking or a $30-plus-a-night valet or garage arrangement, and that line item hides below the nightly rate. A listing that includes a deeded space is worth a real premium; read the fine print twice.

December is the core's best month — the Riverwalk lights season turns the whole river level into the thing people fly in for, and a condo with a river view earns its rate. Summer afternoons, by contrast, are hot, dense, and better spent at the missions or a museum, with the river saved for after dark.

King William is a nineteenth-century historic district of genuinely grand Victorians a short walk south of downtown, and Southtown next door is where the city's gallery-and-mural energy lives. Rentals here are guest cottages, carriage houses, and restored homes with porches — the opposite of a condo tower, and the reason this is the area we send friends to first.

The location solves the whole trip. You can walk the river north into downtown in about fifteen minutes, or pick up the Mission Reach trail heading south — the paved riverside path that strings together the mission trail. Staying here means the Alamo crowd is a stroll away but never outside your window.

The art-district rhythm is real: First Friday in Southtown is a proper neighborhood art walk, the contemporary-art scene along the district's edges punches above the city's reputation, and the cafe-and-taqueria density means you'll eat well without ever moving the car.

Stock is limited by the neighborhood's size, and the best cottages rebook fast — this is a book-early market, especially for Fiesta and the December lights weeks. A King William porch during Fiesta's river events is about as good as San Antonio gets.

The Pearl is the restored Pearl Brewery complex on the river's Museum Reach north of downtown — the culinary center of gravity in modern San Antonio, with a food hall, a weekend farmers market, and a restaurant row that draws the city, not just visitors. If the trip is built around eating, base here and everything else becomes the side quest.

Rentals cluster in the surrounding Midtown and Tobin Hill blocks — renovated bungalows and newer units rather than the Pearl complex itself. The walk-to-the-food-hall radius is the premium; check the actual distance on a map, because 'Pearl area' in a listing can mean a fifteen-minute walk along a busy avenue.

The Museum Reach stretch of the river is the Pearl's quiet superpower: a landscaped riverside walk connecting you to the San Antonio Museum of Art and on into downtown. You can walk or ride the river all the way to the Riverwalk core without touching a street — the tourist experience, minus the crowd.

Weekend mornings are the Pearl's best hours — the farmers market, coffee on the plaza, families everywhere. Evenings are reservation territory at the marquee rooms; book the restaurants when you book the house, not after you arrive.

The northwest side — out I-10 toward Boerne and the Helotes edge — is where San Antonio stops being a city and starts being Hill Country, and it's where the rental stock flips from condos to whole houses on oak-shaded lots, many with pools. For families and multi-family groups, the per-person math beats downtown every time.

Downtown is a real commute but a manageable one: 25–35 minutes to the Riverwalk outside rush hour. The trade you're making is explicit — you drive to the sights, and in exchange the evenings are quiet, the kids have a yard, and nobody's negotiating a hotel elevator with a cooler.

Boerne itself is a legitimately charming Hill Country main-street town — a Hauptstrasse of shops and restaurants that makes a fine low-effort evening when nobody wants to drive back into the city. Helotes brings the old dance-hall roadhouse energy on the nearer edge.

This is also the right base for a split trip: San Antonio's sights on some days, Hill Country day trips on others — Boerne puts you on the front porch of the wine-and-swimming-hole country without giving up the city entirely.
