Round Top is the improbable center of it all — a village whose population hovers around ninety, with a courthouse square you can walk in five minutes, that twice a year becomes the gravitational center of the American antiques trade. The spring and fall Antiques Week shows sprawl for miles along Highway 237 through Warrenton and Carmine, and dealers, designers, and buyers pour in from every state. Our gallery world shops these shows; this page exists because we kept getting asked where to stay.
The lodging math during show weeks is unlike anywhere else in this series: rates run at multiples of normal weekends, and the best close-in houses are rebooked by returning dealers and buyers nearly a year out — many never touch an open calendar at all. Booking 'early' for Antiques Week means the week your dates firm up, not the month before.
Between shows, Round Top is simply one of the prettiest small towns in Texas — quiet lanes, good pie, live oaks, and the Round Top Festival Institute, whose concert hall is a genuine marvel: a world-class classical music venue built over decades in a town of ninety. A concert there on an otherwise sleepy weekend is the town's best-kept off-season secret.
Rental stock close to the village runs to restored farmhouses and stylish guesthouses — the town's design economy shows in the interiors. We mark it mixed for kids not because children are unwelcome but because the town's rhythm is antiques, design, and quiet; families usually do better basing in Brenham and day-tripping in.

If show-week lodging looks hopeless, check dates just before or after the peak days — dealers set up and tear down over a multi-week window, the fields are still busy, and both lodging and negotiating get easier at the edges. The seasoned buyers we know often prefer it.
