Marble Falls Cabins & Lake LBJ Rentals

The Marble Falls stretch of the Highland Lakes is the family answer to Central Texas lake trips — and the reason is one engineering fact: Lake LBJ is held at a constant level year-round, so the waterfront you book in January is the waterfront you get in August. No drought gamble, no long walk to the water. Here's how a local books the four zones around it.

The short answer

If you're paying for water, book Lake LBJ — Granite Shoals for dock-front value, Horseshoe Bay for the resort polish, Kingsland for space and the slough's calm water. Book Marble Falls town itself when you want restaurants, the Bluebonnet Cafe, and Main Street in walking distance with the lake five minutes away. Lake Travis is the party alternative; LBJ is where Central Texas families quietly rebook the same week every summer.

Typical rates run $220–$450 a night for lake-access houses sleeping six to ten, with dock-front premium stock above that and off-water cabins below $200. Summer Saturdays book out two to three months ahead; bluebonnet season (late March–mid April) is the beautiful sleeper window before swim season starts.

Marble Falls is the working downtown of the Highland Lakes — a real Main Street with restaurants, antique shops, and the Bluebonnet Cafe, the 1929 institution whose chicken-fried steak and pie counter anchor every Highland Lakes trip worth taking.

The town sits on Lake Marble Falls, the smallest of the chain — a narrow, steady lake with a lakeside park and summer wakeboarding. Staying in town means restaurants without driving, with Lake LBJ's bigger water ten minutes up the road.

This is the right base for mixed trips: mornings on the water, afternoons antiquing, a drive out to the wildflowers or Longhorn Cavern. It's also the zone with the most sub-$250 inventory in the area.

The November-December Walkway of Lights along the lakeshore is the Highland Lakes' Christmas tradition — and the quiet-season rates that come with it make a winter weekend here an easy yes.

Local Intel

The Bluebonnet Cafe pie happy hour is a real thing on weekday afternoons — pie and coffee at 1929 prices. Go at 3pm on a Tuesday and there's no line; the Saturday breakfast line is its own event.

Skip

Skip booking a July weekend without checking the LakeFest drag-boat schedule — the mid-July race weekend fills the town and moves rates. Great if you're there for it; loud if you're not.

Granite Shoals is the unpretentious lake town on LBJ's south shore — a grid of quiet streets running down to the water, where the housing stock is genuine lake houses with private docks rather than resort builds. For dock-in-the-backyard trips, this is the best value on the lake.

Because LBJ is constant-level, a Granite Shoals dock means guaranteed swim-off-the-dock water all summer — the exact thing Lake Travis can't promise in a drought year. Kids jump off the same dock in August that they did in June.

The town's granite peninsulas and coves keep boat traffic gentler than the open water near Horseshoe Bay. Look for listings on the coves for the calmest swimming; open-water frontage gets more wake.

You're 15 minutes from Marble Falls restaurants and 20 from Inks Lake State Park's Devil's Waterhole — the area's classic jump-and-swim spot. Reserve the state park day passes ahead on summer weekends.

Local Intel

Filter for 'private dock' and read the photos for a swim ladder and depth off the dock — the cove houses with ladders are the ones families rebook annually, and they list early for summer.

Skip

Skip open-water frontage if calm swimming is the point — weekend wake traffic on the main basin is real. The coves cost the same and swim better.

Horseshoe Bay

Horseshoe Bay is the manicured end of Lake LBJ — a resort community wrapped around golf courses, a full-service marina, and the area's most polished rental stock: condos on the water, golf-course villas, and big lake houses with resort finishes.

This is the zone for trips where the amenities are the point — golf mornings, boat-club afternoons, dinner without leaving the bay. Rates run a solid tier above Granite Shoals for the same water, and you're paying for the wrapper, not the lake.

Some rentals convey access to resort amenities and some don't — that single line in the listing changes the value math entirely. If golf or resort pools matter to your group, confirm access before booking rather than assuming.

The west-side location also puts you closest to the Llano wine-and-BBQ run: Cooper's pit barbecue in Llano is 30 minutes, and the quieter west-Highland-Lakes wineries dot the roads between.

Local Intel

Book the boat rental the same day you book the house — summer Saturdays at the marinas sell out weeks ahead, and a lake week without a boat day on LBJ is leaving the best of it on the table.

Kingsland sits at the top of Lake LBJ where the Llano and Colorado rivers meet — the famous confluence stretch with granite outcrops, wide water, and bigger properties on bigger lots than anywhere else on the lake.

The Kingsland slough is the area's calm-water secret: a long, protected arm off the main lake where the water stays glassy when the main basin is churning with Saturday wake traffic. Kayak-and-paddleboard families should aim here specifically.

This is also bald-eagle and granite-country: the outcrops around the confluence are a preview of Enchanted Rock's geology, and winter eagle sightings along the Llano arm are a local badge of honor.

The 2018 flood rebuilt parts of this shoreline — much of the rental stock is newer construction at friendlier prices than equivalent builds down-lake. Value hunters with a boat in tow should start their search here.

Local Intel

Put in a kayak at sunrise on the slough — glass water, herons working the banks, and the lake to yourself for an hour before the boats wake up. It's the best free hour on Lake LBJ.

Skip

Skip the far-up-river arms if your group wants to boat to restaurants — you're 20+ boat-minutes from everything. Beautiful for the porch crowd, tedious for the cruise crowd.

When to book the Highland Lakes

LBJ runs on a summer family calendar with a spectacular spring shoulder. The dock-front stock books earliest — everything else follows.
