Two minutes on why 'waterfront' and 'working dock' are different claims on this lake.

Lake Travis is a flood-control reservoir, which means its level is a variable, not a promise: the lake has swung tens of feet between drought floors and full pool within a few years. Docks here are mostly floating structures that ride those swings, and the difference between a great dock house and a stranded one is water depth at the shoreline. Deep-water zones, mid-lake around Hudson Bend, the Sandy Creek arm, Hurst Creek, keep working through most levels; shallow coves and the upper lake go dry first.

Hudson Bend

Hudson Bend is the peninsula the lake wraps around at mid-lake, and it is where the phrase 'Lake Travis house with a dock' most often points: dense waterfront neighborhoods, private docks off the back deck, and the lake's marina row minutes away by water. If the mission is wake up, walk down, boat out, this zone has more of that exact inventory than anywhere else on Travis.

Mid-lake position is the practical advantage: you are equidistant from the Sometimes Islands water at the dam end and the quieter upper-lake coves, with the floating restaurants and party coves a short cruise away. Ashore, Hudson Bend keeps boat-culture services close, fuel, boat rental, late-night pizza, without pretending to be fancy.

Hudson Bend's deep-water docks mostly ride on floats, and in serious drought years some of the shallower coves still strand. The zone also hosts the lake's rowdiest rental scene, and neighborhoods have responded with strict occupancy and noise rules; read the listing's party policy before booking the bachelor weekend.

Zone 2 · Polished waterfront with resort backup

Lakeway + Hurst Creek

Lakeway is the lake's establishment: a proper city on the south shore whose Hurst Creek arm and main-basin coves hold some of the best-kept private docks on Travis. Rentals here trade Hudson Bend's free-for-all energy for manicured neighborhoods, HOA-grade docks, and the backup infrastructure of a resort town, golf, tennis, spas, and a real grocery store ten minutes from the water.

The Hurst Creek arm deserves its own mention: protected, no-wake in its inner reaches, and deep enough that its docks have historically survived levels that beached other coves. For families with young swimmers and a pontoon rather than a wake boat, this is the calmest private water on the lake.

Zone 3 · The north-shore peninsula built for lake weeks

Point Venture + Jonestown

Point Venture is a golf-cart village on its own north-shore peninsula, and it quietly holds one of the lake's best ratios of dock access to nightly rate. The village's condos and houses share community amenities, and many waterfront listings come with private or shared dock arrangements at prices a real tier under Hudson Bend for equivalent water.

Neighboring Jonestown guards the Sandy Creek arm's north side, where deep, narrow water carved into limestone keeps docks floating and skiers happy. The whole zone runs at a weekly rhythm rather than a Saturday-blowout one, which is exactly why groups who rent on Travis every summer keep ending up here.

You are far from Austin out here, an hour with traffic, and the north-shore road loop makes 'quick trips to town' a myth. Provision fully on the way in. Shared-dock listings are common; confirm whether the dock and any boat slip are exclusively yours for the stay.

Volente is old Lake Travis: a lakeside village strung along the south side of the Sandy Creek arm, where steep banks drop into some of the deepest protected water on the lake. Dock houses here are the real thing, boathouses with lifts, ski boats on canvas, sunrise water like poured glass, and the arm's shelter means usable water on days the main basin is whitecapping.

This is the zone for trips where the boat is the itinerary: the arm for morning sets, the main basin a five-minute idle away for afternoon cruising, and Volente Beach's waterpark-and-marina strip for the kids' half of the deal. Austin is close enough for a supply run, far enough that the lake still feels like a getaway.

Inventory is the constraint: Volente is small, and true boathouse rentals are a handful of listings that repeat guests re-book a year out. If you find one open for your dates, do not sleep on it; the fallback is nearby Jonestown or Hudson Bend.

Zone 5 · The south-shore escape hatch

Briarcliff + the Pace Bend shore

Past Lakeway the south shore loosens its collar: Briarcliff's hillside streets run down to a marina and a scatter of private docks, and the lake bends around the Pace Bend peninsula, whose park cliffs and coves are the prettiest public shoreline on Travis. Rentals out here trade nightlife for acreage, and many come with the two amenities that matter to big groups: space and a place to tie the boat.

The zone wears its character openly, Willie Nelson's golf course and recording history sit right in Briarcliff, and it books differently too: more whole-week family reunions, fewer Saturday flips. With Pace Bend's 9 miles of shoreline next door, non-boat hours fill themselves with cliff-jumping coves and swim beaches.

This end of the lake feels drought first: the upper-lake side of Pace Bend gets shallow in low-water years and some Briarcliff docks end up on dry land. In full-pool years it is glorious. Ask the host the blunt question: is the dock floating and usable at today's lake level?

Above Pace Bend the lake narrows toward the Pedernales confluence and Spicewood, and the whole enterprise gets quieter: fewer boats, more herons, waterfront houses on big lots where the dock shares billing with the fire pit. When Travis is full, this is the connoisseur's zone, river-canyon scenery, empty morning water, and rates that undercut mid-lake by hundreds a night.

The Spicewood shore also plays a different season game: anglers work the upper lake's timber and points year-round, winter rates drop hard, and the area's land-side attractions, Krause Springs, Opie's barbecue, the Spicewood wineries, do not care where the lake level sits.

Upper-lake docks are the first on Travis to go dry: this is the zone where lake level is not a detail but the whole booking decision. Check the current level, then ask the host for a photo of the dock this week. Full lake, book with confidence; low lake, take the mid-lake zones instead.

Verify the Dock Before You Book

Four questions separate the dream booking from the stranded one. Is the dock floating and usable at the current lake level, today, not in the listing photos? Is it private to the rental, or shared with neighbors or other units? Does it have a lift or slip your boat fits, and are guest boats and overnight tie-ups allowed at all? And how deep is the water off the end of the dock right now, which decides whether a wake boat can actually idle in?

Hosts who own working docks answer these instantly and usually volunteer a current photo. Evasive answers are their own answer. And if the level is low and every dock answer comes back bad, book the boat from a marina instead and take a view house; the lake is still the lake.

How much does a Lake Travis house with a dock cost?

In summer, dock-equipped waterfront houses typically run $450 to $1,200 a night in Hudson Bend, $400 to $1,000 in Lakeway, $350 to $800 around Point Venture, and $300 to $700 up the lake near Spicewood. That is roughly $150 to $400 a night over comparable view homes without water access, plus the usual $200-to-400 fee stack. Fall rates drop by a third or more.

Does the dock still work when Lake Travis is low?

Sometimes, and that is the question to ask. Travis is a flood-control lake that swings dramatically: at full pool nearly everything floats, but in drought years shallow-cove and upper-lake docks strand on dry land while deep-water docks at mid-lake and in the Sandy Creek and Hurst Creek arms usually keep working. Before booking, check the current lake level and ask the host directly whether the dock is floating and boat-usable this week.

Can I rent a boat and keep it at the house's dock?

Usually, and it is the standard play: rent the house with the dock, then rent a pontoon or wake boat from a nearby marina for the days you want it, typically several hundred dollars a day plus fuel. Confirm two things first: that the listing allows guest boats at the dock, and whether the dock has a lift or just tie-up cleats, since rental agreements sometimes require lift storage or specific fenders.

Which is better for a family: Lake Travis or Canyon Lake?

Travis for boat infrastructure, dock rentals, restaurants on the water, and proximity to Austin. Canyon Lake for clearer, bluer water and cheaper houses, though almost none of them have private docks because the Corps owns that shoreline.
