Angel Fire is the loop's purpose-built resort village — a ski mountain with a base village, a surrounding grid of condos, cabins, and big timber houses, and a calendar that genuinely runs both seasons. Winter is the obvious draw; summer is the underrated one, because the resort converts its lifts into one of the region's real mountain-bike parks and the village stays alive through August.
The stock is the most varied on the loop: slope-adjacent condos for ski-week efficiency, mid-size cabins in the pines, and large view homes that sleep twelve-plus for the multi-family Texas trips this market was practically designed around. Groups land here by default — nothing else on the Circle matches the big-house inventory.
Location math matters in winter. 'Angel Fire' listings range from walk-to-lift to a fifteen-minute drive up valley roads that ice over; the nightly rate usually tells you which you're getting. For a ski week with kids, proximity to the base beats an extra bedroom almost every time.
Summer here is the quiet bargain — highs in the 70s, afternoon monsoon thunderheads that clear by dinner, golf and the bike park running, and rates meaningfully below the Christmas peaks. For a Texas family melting through July, a summer Angel Fire week is the loop's best-value big-cabin play.

In summer, book the same big house that costs a fortune at Christmas — the peak-week ski premium comes off, the deck faces the same mountains, and the bike park and golf course fill the days the lifts would have. It's the identical cabin at the other end of the price band.

Skip the far-flung valley listings for a ski trip if your car is rear-wheel drive — the outlying roads climb and ice up, and saving a little per night to fight a frozen grade every morning is a bad trade. Winter up here wants AWD or a base-area address.
